The Spanish legal system allows solicitors (abogado) to work for the buyer and the estate agent. There is a clear conflict of interest and you cannot expect such solicitors to be totally independent especially if they get their clients from the estate agent. It may seems an easy solution to follow the recommendation of your estate agent for a real estate lawyer but it is really asking for trouble.
